A Buena Vista property that once housed an O’Reilly auto part has sold for $ 7.5 million, with the new owner being a Pennsylvania company that continues to acquire properties in urban Nashville.
The Davidson County Deed Register had not recorded the transaction at the time of publication. However, and according to a source with information about the deal who requested to remain anonymous, the new owner of the six-plot property in North Nashville is Philadelphia-based Stoltz Real Estate Partners. The adress is 801 Monroe Street
Founded in 1957, Stoltz entered the Nashville market in 2016 by purchasing The Stahlman and The Downtown Lofts in 160 apartment buildings. Stoltz also owns the Downtown ServiceSource Tower, The Sheds in Midtown, and Loews Vanderbilt Plaza (read here) and Public Square Garage in the central business district.
The seller was an LLC affiliated with O’Reilly Auto Parts, based in Springfield, Missouri. The LLC paid $ 2.4 million for the packages in two transactions in 2015, Metro records show.
The O’Reilly business has ceased operations due to damage to its building, which faces Rosa L. Parks Boulevard across from Germantown, by the March 2020 tornado.
Lance Bloom, senior vice president of Colliers International Nashville, represented the seller. Stoltz had no brokerage representation.
